Nationwide Senior Living Boom: Major Developments Reshape Eldercare Landscape from Coast to Coast
New senior living developments are rapidly expanding across the U.S. from Washington to California and Kansas, meeting rising demand for diverse care options.

Senior Living Sector Sees Robust Expansion Across the U.S.
The senior living industry is witnessing a significant surge in development, with numerous ambitious projects breaking ground or advancing through planning stages across various states. This widespread growth underscores a proactive response to the evolving needs and increasing demand from an aging demographic, offering a diverse array of living options from independent cottages to luxury assisted living and specialized memory care facilities.
Pacific Northwest Welcomes New Senior Living Options
Washington State is a focal point for considerable investment in senior living infrastructure. The Springs Living, a prominent provider, has commenced construction on a new community in Issaquah, marking its initial foray into the bustling Seattle metropolitan area. This facility, soon to be known as The Springs Living at Issaquah Highlands, will represent the company's twenty-fourth senior living property.
Fee Stubblefield, founder and CEO of The Springs Living, reflected on the company's origins, stating, "It all started as a family business, me taking care of my family." Stubblefield further elaborated on the Issaquah project's significance: "Issaquah represents an important moment, not just for our growth, but for the communities we serve. Thirty years later, the opportunity has changed, we’re building for a new generation of older adults. 'This isn’t my grandmother’s generation,' Stubblefield said. 'It’s a vibrant generation that appreciates living life to its fullest and wants to stay active. We’ve taken everything we’ve learned and poured it into designing special places that feel like home, creating a natural sense of belonging. At the heart of it, we’re still families taking care of families.'"
The impending four-story facility will house 225 residential units, offering a comprehensive spectrum of care, including independent living, assisted living, and memory care. Specifically, the breakdown includes 114 units for independent living, 84 for assisted living, and 27 dedicated memory care apartments. Completion is anticipated in 2028, with doors expected to open to residents later in the same year. This endeavor is a collaboration between PMB as developer, with financial backing from Harrison Street and lending support from Huntington Bank. Mackenzie and GBD Architects are spearheading the interior design, while Exxel Pacific is executing the construction phase.
Elsewhere in Washington, NexCore Group and Clarion Partners have revealed their intentions for The Gallery Richmond Beach, a forthcoming senior living community situated in Shoreline. Experience Senior Living will collaborate as the operational partner for this development. Experience Senior Living, which functions as the operating arm of NexCore Group, is slated to manage the community. This six-story property will encompass independent living, assisted living, and memory care services, and notably, this undertaking marks the inaugural development partnership between NexCore Group and Clarion Partners. Its management will fall under Experience Senior Living’s distinguished Gallery brand portfolio.
Luxury Residences Emerge in Southern California
On the West Coast, work has commenced on a new upscale senior living community in Huntington Beach, California. Known as The Marisol of Huntington Beach, this development by Momentum Senior Living is set to introduce 214 units, providing luxurious assisted living and memory care options. These will range from studio to expansive two-bedroom configurations, with sizes reaching up to 1,400 square feet.
VTBS Architects conceptualized the design, aiming to manifest a "modern coastal aesthetic" specifically curated for luxury senior living environments. The extensive amenity list features diverse dining establishments, a dedicated coffee and snack bar, an on-site community store, a specialized wellness lounge, a swimming pool, a spa, a beauty salon, a golf simulator, a comprehensive wellness gym, an art studio, a craft studio, a versatile community room, and three distinct courtyards. Momentum Senior Living will oversee the management of this community.
Midwest Expansion Targets Independent Living
In the heartland, Cedarhurst Senior Living has unveiled plans for an independent living expansion at its Wichita, Kansas facility. This initiative will introduce twenty-four new independent living cottages, with construction projected to commence this summer and the grand opening slated for mid-2027. These bespoke cottage units are tailored for individuals aged 55 and above. Each residence will feature expansive two-bedroom layouts, complete with generous walk-in closets, full-sized kitchen appliances, in-unit laundry facilities, private garages, covered outdoor patios, and cozy gas fireplaces.

According to Almir Sajtovic, President of Cedarhurst Senior Living, this expansion directly addresses the escalating need for premium independent living solutions in Wichita. Sajtovic articulated, "This expansion is a direct response to the growing demand for high-quality independent living in Wichita. Our cottages are designed to offer a seamless blend of privacy, convenience, and community—empowering residents to enjoy their independence today, with the confidence that future support is built in."
Further Developments Across the Nation
Beyond these major projects, other significant senior living developments are advancing. In Maryland, development plans for new senior living apartments in Leonardtown are progressing. Concurrently, Ventas is also strategizing enhancements for an existing community located on Long Island, indicating a broader trend of revitalization and expansion within the sector.
